Whatever commission we collect from seller,we will give you 25%. For example, if seller pays a commission of 6% on a $600,000 home (3% goes to the seller's listing agent and 3% is paid to me as your buyer's agent), we will give you $4,500.00 CASH BACK! Commissions can vary, but we will work diligently to get you the best price and the most cash back possible. And we will put that in writing!

How Much Money Will You Save?
Rebates depend on the sales price of the home you purchase and the commission the seller pays. Commissions vary, but a typical seller offers a commission of 4 to 7% of the home’s sales price, and usually half of that, 2 to 3.5%, goes to the buyer’s agent. Sometimes an extra amount is offered to the buyer's agent as an incentive. Whatever commission the seller pays to us as your buyers agent, including any incentives, we'll refund 25% to you.

When Will You Get Your Commission Rebate?
You will receive your rebate at closing; you can use this as a downpayment or as a credit on your closing costs. (In some cases your lender may not allow you to use the rebate as part of your downpayment amount -- that's OK, instead you can either use it to pay closing costs or to reduce the loan amount.)

Can I Receive a Rebate on New Home Sales?
Yes, with participating Developers or New Home Communities.Most developer's offer compenstation to outside Brokers & their Sales Associates.
Be aware you MUST REGISTER your assigned Sales Associate (Agent) the very FIRST TIME you visit the New Home Community/Development! If we are your Buyer's Agent, not only will you be represented by someone with YOUR interests in mind (instead of dealing with a sales person hired by the Builder), but you will also receive your rebate at the closing of your new home. Do I pay more for the home because of the rebate?
No, the sales price is the same - or maybe even less! We will negotiate the price for you. We will work diligently to get you the best price and the most cash back possible.

What's the catch?
There is no catch about the cash back to you. At the closing of escrow you will see the rebate amount on your closing statement. BUT, you do need to be sure that haven't given the buyer's commission to someone else who won't offer you a rebate. If you view homes with another agent, that agent make claim that THEY are due the buyers agent commission. Here's what to be careful of:

Mistake #1:  Visiting a model home on your own
Many builders won't pay a commission or referral fee at all unless the buyer is accompanied by an agent when first visiting the models. If you do visit models, don't give your name and don't sign up for any "raffles" (the trick they use to get your name!).

Mistake #2:  Signing a guestbook at an open house
Some agents may claim that your visit to their open house means that they are the "procuring cause" of your purchase. If you do sign in, note that you have you are working with "your own buyers agent."
